In Hopes of relocating from Auckland to Christchurch we packed back to back house viewings in a long weekend. Andy organised a private viewing for the property twice in the same weekend. We had a million questions for him that he patiently answered and helped both us and the vendor come to a fair purchase arrangement. It gave us great comfort working with Andy. As we have not moved to Christchurch yet, we felt reassured we were working with someone we could trust during this relocation process. Andy represented the vendor’s expectations really well whilst understanding our needs, expectations and limitations as a buyer. Of all the agents that showed us properties that weekend what stood out about Andy, was we felt we had a tailored experience as a buyer, we didn’t feel rushed at all. He really became part of our buying experience and not stick out like someone who is trying to sell us something.

Unconditionally sold in under 3 weeks . Andy did a great job on the sale of an ex rental of ours. He brought us a very good offer prior to the property even going on the market. We decided to decline the offer with the hope to achieve a better result after some marketing. Within a couple of weeks we had a multi offer and the end result was the property was sold at a higher level than our original pre market offer. We were very happy !

Another successful sale. I have previously used Andy Williams and did not hesitate to use his professional services again in a more complex situation relating to an estate. Andy kept myself and the other party up to date at all times, including helping out with staging of the property which made a huge difference to the presentation. Andy was fantastic to deal with. As we are based in Nelson; buying in Christchurch was proving a challenge prior to meeting Andy. Andy went out of his way to assist us and accommodate requests. This was in stark contrast to others we had contact with prior. From arranging a viewing at short notice to arranging building and electrical reports and the like, Andy never faltered. He also had the added challenge of the vender being in a different country. He was in constant communication and had an excellent working knowledge of the property market and Christchurch in general. Andy made the process easy and was really quick to respond to anything that came up. He had a positive friendly nature throughout and nothing was a bother. What a pleasure it was to have Andy helping me with a sale of an investment property property. I really thought my property was unsaleable due to a 15 year lease with Housing New Zealand that had 4 years to go. Andy came to my work place to have our first meeting , clearly laid out a plan that could get my property to market and clearly outlines the costs involved. He has a relaxed, friendly personality which makes him instantly likable. I assume buyers would find this too.
There was a lot of work to get the required paperwork and permissions from HNZ and Andy dealt with them directly sorting out what was required including some of the difficult EQC information.
Andy is clearly a master negotiator as well as when he presented an offer I was happy with he felt we could get more as he understood already where the buyer was willing to go to. After a quick discussion, then a text message to the buyer a revised offer 10k higher came back within a minute. So price was far more than I expected, deal was wrapped up with no issues and Andy was always available on the phone checking in with me every step of the sale process. I would thoroughly recommend Andy to sell a property and I will certainly be in contact with him again for future sales.
